How much does sod replacement cost in Calgary?

Sod replacement (a “sod redo,” or “lawn replacement”) is a bigger job than laying new sod, because the old lawn and the bad grade under it have to come out first. The sod itself is the cheap part.

Where the money goes

On a replacement, roughly:

• 25–35% — strip and haul the old sod and soil
• 20–30% — regrading, low-spot correction, drainage if needed
• 15–25% — screened topsoil, delivered and placed
• 15–20% — sod, laid and rolled
• the rest — edging, clean-up, disposal fees

Compare that to a new-construction sod install on bare graded dirt, where the first two lines mostly disappear — which is exactly why installing new sod costs less than replacing an existing lawn.

What actually moves the price within a range

Square footage

The obvious driver, but not a straight $/sq ft number — a lot of the cost is mobilization and base work, not the sod itself, so a small yard and a moderately bigger one with similar regrading can land close together.

How far off the grade actually is

A yard that's mostly right and just needs a touch-up costs less to fix than one where the slope runs the wrong way across the whole lot. We find out which one yours is with a laser level at the quote, not a guess from the driveway.

Soil condition

Calgary's heavy clay holds water and compacts hard. If the existing soil under the old sod is decent, we can work with more of it. If it's construction fill or dense clay, more comes out and more screened topsoil goes in — a real line-item swing, not padding.

Access

If the Bobcat can drive straight from the street to the back yard, strip-and-haul goes fast. If everything has to go through a narrow side gate by hand, labour time goes up on both ends — taking the old lawn out and bringing the new material in.

Disposal volume

The old sod and a layer of soil go in our dump trailer to the landfill, and tipping fees scale with volume. A yard needing 6″ of soil removed costs more to haul than one needing 2″ skimmed off.

Drainage

If the yard can regrade to a working slope on its own, drainage doesn't add to the number. If it's genuinely landlocked, a French drain is quoted as its own line on top of the replacement — not folded in silently.

A worked example

Take a fairly typical Calgary back yard: roughly 40 × 25 ft (1,000 sq ft), moderate regrading, no drainage issue, decent truck access. That's the middle row of the table above — call it $3,500–$4,500 once we've measured. Shrink the yard or start from a better grade and it moves toward the low end. Add a narrow side-gate carry, deep clay removal, or a French drain, and it moves toward $6,000 or past it. The range isn't padding — it's the real spread between a yard with everything working in your favour and one with everything working against it.

Can you replace just part of the lawn?

Sometimes. If the problem is one low corner, we can cut that section, regrade it and re-sod the patch — a few hundred to a couple thousand dollars. If the whole yard runs the wrong way toward the house, patching it is throwing money away; a full replacement is the honest fix.

What's included, and what's a separate line

Included in the quoted price: strip and haul-away of the old lawn, the regrade itself, screened topsoil where needed, #1 nursery sod, rolling, watering-in, site clean-up and a written watering schedule. Quoted separately, only if it applies to your yard: a French drain or catch basin, significant tree-root removal, or work that needs a City permit (retaining walls over 1 m, or anything near a lake reserve in Chestermere). We flag anything in that second group before we start — nothing shows up on the invoice that wasn't in the written quote.

Cheaper alternatives, and why we don't push them

Overseeding an existing lawn is cheaper, but it can't fix a bad grade — it just adds new grass on top of the same slope. Seeding bare dirt instead of sodding it is cheaper up front, but in Calgary's short season it usually means months of babying thin, patchy grass, and most people end up sodding it anyway once the seed doesn't hold. Is it worth it?

If your lawn is lumpy, weedy and holds water, you have three options: live with it, keep pouring money into seed and fertilizer that won't fix the grade, or replace it once and be done. A properly regraded, re-sodded yard is a 10 year-plus lawn. Get a quote and decide with a real number in front of you.

Do you finance or take payments?

25% deposit, balance on completion. E-transfer, cheque or card. We don't finance, but the deposit structure means you're not paying it all up front.

Do I need a permit for a lawn replacement?

Not for the sod and regrading itself. If we're also adding a French drain, or the work touches a retaining wall over 1 m or a Chestermere lake-reserve lot, we'll flag what needs a permit before we start.

What if you find something unexpected once you start digging?

Occasionally — old sprinkler lines, buried construction debris, or bedrock closer to the surface than expected. We stop, show you what we found, and quote the extra work in writing before continuing. It doesn't show up as a surprise on the invoice.
